The owner of a villa in the Bocazul project becomes a member of two Home Owners Associations, namely the HoA of Blue Bay Resort and the HoA of Bocazul.
The monthly HoA fee's paid to Blue Bay resort are presently (2021) Naf. 459,- (p/month) for a villa.
The 8 villa’s comprising the Bocazul development will have their own home owners association as the project will have its own entry gate, a terrace beach / panoramic lookout and other common ammenities such as street lightning that will require maintenance and upkeeping. These monthly costs will be determined once the project has been finalized and ‘handed over’ to the new owners.
Bocazul applies a turnkey contract where the purchase price is paid in installments upon certain milestones being achieved.
The first installment equals 40% of the purchase price and is payable upon legal transfer of title of the plot of land to the buyer. This installment is paid through the intervention of the third party account of the project notary (notary office Hu-A-Ng).
The remaining 60% of the purchase price will be paid by the buyer directly to the seller in installments coinciding with the following milestones:
15% when structural basement and ground floor are ready
10% once Villa's concrete ground floor is poured
10% after pouring concrete for the upper floor of the Villa
10% once the Villa is glazed and weatherproof
10% once the tiling and painting of the Villa has been completed
5% prior to factual delivery.
Certain elements of the interiors can be customized to a buyers specific taste as additional work . Please note that this option only applies to villa’s which have not been built yet and in so far that there are no changes to the villa’s structure.
The following elements are customizable or available as an addition:
- All bathroom fixtures such as: sinks, showers, faucets and toilets,
- Floor tiles,
- Kitchen cabinets and equipment,
- Sunken fire pit outdoor lounge (addition),
- covered car parking (addition),
- Extra storage space above bedrooms (attic storage).
The exterior design, including use of colors, has been subject to an extensive approval and permitting trajectory and cannot be customized.
